Even though,(in California) where they’re still currently located. The residential real estate market, is anything but back to normal!
And can hardly be classified as thriving again.Even so, this extremely resourceful couple, dove in with both feet and within three short years. They have managed to not only create a thriving, commissioned only mortgage brokering business.
Don’t Ever Under Estimate The Long Term Profit Generating Potential Of The Current Skills You Already Have!
But they’ve now, also managed, to begin their consulting business, targeting other struggling commissioned only mortgage brokers, (and other professionals in general), in and around the mortgage brokering industry. Who are also non directly competitive to them as well!
Obviously, the mortgage brokers they (directly) consult with, are not located within a 100 mile radius, or they’re located in entirely different counties, if not different states!

First and foremost, they (did) and still do, (primarily) rely on various forms of direct response marketing ad campaigns and (what else?)
Good ole bank account filling, joint ventures, (aka) strategic alliances, in order to consistently generate, potential brand new, first time customers.
For ex: at any given time, they will run offline (test), a with a series of relatively inexpensive, display ads in some of their areas most read, throwaway pennysaver publications and “Help U” sell type of publications.
And (typically) their best, most responsive type of direct response ad campaigns, follow a familiar pattern. It will generally go along the lines of, “Free X Page Special Report Finally Reveals!”

Or, they may A/B split test this benefit orientated premise, in another, local pennysaver publication, by offering, “Warning!” Don’t Even Thinking About Applying For A Conventional Bank Loan!

And the initial way, they strategically used joint ventures, (aka) resource sharing marketing techniques.
They reached out to several, of the local, smaller independent banks in their immediate area.
And they made an arrangement, to offer a portion of the banks “rejected loan applicants,” the opportunity to attend one of their free, 90 minute, monthly introductory workshops, showing these applicants, “how to” purchase their very first starter home, even though they couldn’t qualify for conventional bank financing.Say what?
In essence, it’s a customer service ploy and a gesture of goodwill on the part of the local bank, and or local lending institution.
(And that’s) the angle, these newbie mortgage brokers stressed,(and positioned it as), as they presented it to various, smaller, independent, local bankers and credit union branch managers.
And of course, the implied endorsement from the banker or credit union, didn’t hurt! Obviously, not all the independent bankers or local credit unions went for their proposal initially.
Educating Both Your Ideal Prospects And Or Customers Is A Proven Marketing Strategy!
But of the few who initially did, those inexpensively leads, which the banker initially reached out to, and contacted them on their own dime, to make their “rejected loan applicants aware of these workshops.
Their first few dozen initial leads, basically cost this up and coming, dynamic duo husband & wife team, virtually nothing! And-not only- helped launch their business, and quickly helped them get a few closed deals under their belt!
Some Of Your Very Best Marketing Strategies!(Can Literally Be Launched On A Shoestring Budget!)
But it also gave them some rather instant credibility, in the eyes of the future, local banks and other money lending institutions, like local credit unions and or private investors.
And of course, their happy customers, quickly helped start spreading the word high & low, about the really nice couple, who helped them purchase their very first starter home/condo etc; even though, they initially got rejected, from their local banks!
So you know they were extremely busy spreading the word, both on and off of social media, correct?
