Who Says The Right Target Marketing Strategies Won’t Make A Difference!Part Three

Have you also noticed, what seems to happen, almost on Que, when you don’t consistently use, some type of market tested, target marketing strategies and or tactics?

You’re almost playing marketing Russian Roulette, correct? Because unless or until, you can really pinpoint your precise target market.

Almost any type of paid advertising and or promotional campaigns, you might be extremely tempted to at least try.

They’re highly speculative at best.And when you combine your resourced challenged at best, financial resources.

You almost have to hit the marketing equivalent of a home run, practically every time. And there’s simply no way that type of outcome, is practical, correct? Unless….Hmm?

So What Can Or Should You Be Consistently Doing In Order To Make Implementing Target Marketing Strategies And Or Tactics Worth Your While? (Especially Long Term!)

Great question. And so glad you asked. First of all. Once again. Let’s suppose, you’re one of your particular areas, top female real estate brokers.

And you have been, for the last twelve plus years. Big congrats BTW! And for the most part, your true bread and butter.

In other words, your real specialty is, selling single family, owner occupied, residential homes, condos and or townhouses.

And your typical price range, is somewhere in the $500,000 range and up. And about 3-5% of your incomes, also comes from renting and or leasing, those type of properties in that particular price range as well.

But for the most part, at least 95% of your entire income, is based on earning, 3-6% sales commissions, on the final sales price, of properties.

Which typically cost a half million dollars or more.

And Because You Understand The Basic Overall Proven Fundamentals Of Applying Some  Target Marketing Strategies And Or Tactics Is The Primary Reason Why You Have Become So Successful!

Case in point. Since your typical, (bread and butter), front end sales commission, is usually 3% of the final sales price, whenever you co-broker the transaction, with another licensed real estate professional.

But when  you close the transaction, as the primary or solo agent, you’ll typically earn the entire 6% of the final sales price.

Which means, on your typical $500,000 dollar, final sales price.You’ll normally earn, anywhere from $15,000 dollars, which normally represents  (3%) of the final sales price, or $30,000 dollars, (which typically represents 6%) of the final sales price. ($500,000 x 06% = $30,000 dollars in front end sales commissions alone.)

That being said. Why continue to waste a ton, of your extremely hard earned money, on outrageously expensive, dismally performing, traditional advertising and or promotional campaigns of any kind!

When You Think Outside Of The Proverbial Marketing Box You Can And Definitely Should Be Justly Rewarded!

Say for example. Since over the last twelve plus years alone. You have definitely formed, some major, strategic alliance partners of all types. Have you not? No doubt.

For instance, you know several of your areas top CPA’s and law firms, which specialize in all types of residential real estate closings.

You know several of the top architect firms,specialty divorce lawyers,mortgage brokers, who specialize in financing, home buyers, with less than A- one credit.

You know the owners of some of the top day care facilities. You know several of the top, local dry cleaners, restaurant owners, women-s clothing, shoes and boutique shops, right?

Is It Any Wonder Your Personal Rolodex Reads Like The Local Whose Who!

You also personally know who some of the most reputable, plumbers, private chefs and or private cater-s,developers, appraisers and or local florists are.

But over the years.Without a doubt, One of your most profitable, (long term), strategic alliance partners is, a local single location, designer -retail jeweler.

And because, you can get almost, any single piece of designer jewelry, at their actual cost.

Here’s what you do, every 90 days or so.You go through your extensive list, of higher end property sales.

In other words. Since you’ve been a licensed realtor/broker. You go back over the lists of your most expensive property sales.

And you personally reach out, to at least five women on your list at a time.

Who Says You Can’t Or Shouldn’t Steadily Create A Tsunami Of Positive Word Of Mouth And Mouse Buzz!

Here’s how. Each quarter, like clock work, you reach out to the women on your past client list,and it doesn’t matter, whether they’re currently married,divorced, single, and or have a live in significant other etc..

Each quarter you purchase, at least five, extremely eye catching, diamond studded necklaces, at cost,from your strategic alliance, designer-retail jeweler partner.Say what?

Normally, the general public, would expect to pay at least $1,500 $2,000 dollars or more, for a incredibly stunning piece of jewelry like that, correct?

However, you’re able to purchase all five, for just $700 dollars each So your entire investment, is just $3,500 dollars, plus any and all applicable taxes and fees.Huh?

Here’s How You And Or Your Major Competitors Continuously Wow Your Current And Former Customers!

You and or one or your top broker/agents, personally delivers, this extremely eye catching bling, to this totally unsuspecting, former customer.

After, (or as soon as), they get over the initial shock. How often, going forward. Do you think, they’ll text and send photos, to their closet girlfriends, colleagues, co-workers, employees and other in -laws etc?

And how often, will they constantly be posting all over social media, some really cool pictures and or videos, of their extremely great looking bling? You so got that right.

Isn’t It Time Your main Marketing Strategies And Or Tactics Started And Keep Working Overtime For You!

And of course, any and everywhere they go offline. Be it business and or personal. You know, sooner or later, where the topic of conversation is ultimately headed, correct? For sure.

This being the case. When your former customer/potential repeat clients, reveals.

Their realtor gave it to them. Can you see, at least some of these individuals, at some point, turning to you (and or) your major competitor, as their go to realtor (and or designer retail jeweler) of choice. No doubt.

Who Deserves These Additional Long Term Profits More? (You And Or Your Major Competitors!)

This is how effectively implementing, some proven target marketing strategies and or tactics! Definitely make you and or your major competitors, a whole lot more money, sooner! Don’t you agree?
